How property-backed borrowing is generally assessed

With a loan against property (also called a mortgage loan), a property you own is offered as security. The lender assesses both the applicant — income, repayment capacity and credit history — and the property, including its legal title, valuation and documents.

Because property papers are sensitive and valuable, the documentation stage needs particular care. We help you understand which documents a lender may ask for, so you can prepare — but please share property documents only through a verified secure channel.

  • Last 6 months’ salary slips.
  • Income tax returns / Form 16 for the last 2 years, as applicable.
  • Details and sanction letters for existing loans, along with repayment history.
  • Property papers, which may include:
    • Property deed

    • Land record / RoR (as locally applicable)

    • Sanctioned building plan

Preliminary checklist

Home loan / mortgage loan — private limited company applicant

  • Company PAN, current trade licence (if applicable), GST registration certificate (if applicable) and relevant GST returns for the requested period.
  • Memorandum and Articles of Association (MOA and AOA).
  • Company income tax returns for the last 3 years, with complete supporting financial statements and computation of income, as applicable.
  • Profit and loss statements, balance sheets, tax audit reports, and applicable audit forms / CA certificates — if applicable / as requested by the lender.
  • List of directors and shareholders.
  • List of sundry debtors and creditors.
  • Directors’ KYC documents, such as PAN, voter ID (where accepted) and photographs.
  • Company bank statements for the requested period (our preliminary checklist suggests 12 months).
  • Existing loan sanction letters and repayment track record, if applicable.
  • Property deed, chain deed, tax records, mutation certificate and other lender-required property papers.
  • Sanctioned building plan, where applicable.
